Airbnb's speaker gave some valuable hosting & listing optimization tips
Airbnb is one of the largest channels worldwide with a whopping 2million guests staying in Airbnb listings every night!
Whether you are renting a room, vacation home or even a manor you can showcase it on Airbnb's site and reach more than 60% of guests that book directly on the website.
Ratings are an essential part of every good listing, and Airbnb has created hosting standards to reward users that have a high rating with a better position in search results.
Guests can filter searches for a property that best suits their needs, including specific amenities and services.
Here are the main factors that affect searches:
- Positive reviews - several great positive reviews will convince even more guests to book with you, taking the time to acquire positive reviews is an investment that will pay for itself many times over
- Lack of booking cancellations - avoid canceling bookings, listings with the least cancellations have a higher search rating
- Instant Book - a great way to get more reservations is to not make your guests wait for a reply, use BeeRent and get instant bookings
- Superhost status - Superhosts have a rating of 4.9 stars or more and guests prefer their listings and even have the option of using these criteria as a search filter
- Minimum Lenght of Stay - the key is to set the minimum stay number to the shortest possible, Airbnb guests strongly prefer shorter stays

Photos are the first feature of your property that the guest sees and that makes them very important! Use only high-resolution photos, avoid watermarks and logos, write a description for each photo and make sure you are showcasing all rooms within your property.
A descriptive title is imperative to attracting guests, make sure you mention local attractions, popular events of the area and key amenities.
To attract the right type of guests tailor your listing to accommodate families with essentials like a kitchen and TV, or make it a perfect workspace with wifi for those who are on the job.
Describe your space in a way that is simple, attractive and informative. Clearly explain what exactly makes your listing unique, including all amenities you are offering as well as any special rules you might have
